The licensing authority for rental properties, Rent Smart Wales, has taken the inexplicable action of writing to landlords who have out of date or non-existent Energy Performance Certificates (EPC’s) threatening them with £5,000 fines if an acceptable EPC is not in place by 1st April 2020. This has led to a significant increase in enquiries to having these undertaken. We will provide EPC’s based on the following procedures:

The inspector will wear gloves and remain a minimum distance of 2 metres from any person providing access.

Consider whether you need to physically view, we can arrange a video tour of the property if acceptable and subject to the house not being occupied by a vulnerable person
The Agent will be present. Please keep a minimum distance of 2 metres from him/her, he/she will put on gloves, unlock the door and step back from the door to allow you to enter. You may walk around the property and come outside to ask any further questions etc, maintaining a 2-metre clear distance from the agent. Once finished the Agent will lock up and leave.
